Before signing any rental agreement, Environmental Health suggests you use the following to ensure the property is in a suitable condition for habitation. Please note that these points are a GUIDE ONLY and may not necessarily be enforceable under any current legislation.
- All rooms should be as free as possible from dampness.
- Adequate ventilation should be provided in each and every habitable room.
- Adequate artificial lighting to enable safe movement during the hours of darkness should be provided.
- The walls and ceilings in all room should be adequately lines and finished and capable of being readily cleaned.
- Every room should be adequately floored with a washable and durable surface and kept in a good state of repair, free from crevices, holes, and depressions.
- All appurtenances (cupboards, sinks, hand basins etc) and appliances if supplied should be kept in a good state of repair.
- Electricity and gas supplies must be adequate and safe against fire or injury.
- Each room should be resistance to the penetration of moisture from the outside (ie waterproof) or from other tenancies.
- Safeguards against the outbreak of fire and a means of escape in the event of fire should be provided.
- The kitchen should have the space and facilities for the hygienic storage, preparation and cooking of food.
- A utensil-washing sink with taps connected to an adequate supply of potable water should be available.
- A fireplace and chimney, or an energy source for a heating appliance should be provided.
Toilet & Bathroom
- The toilet should be installed in a sanitary manner, allowing privacy, effective cleaning and disposal that discharge into a plumbing and drainage system.
- A bath or shower with an adequate supply of wholesome water should be provided along with an adequate means of heating the water.
- While it is not mandatory for laundering appliances, such as a clothes washing machine, to be provided, facilities and space should be available for the installation of such equipment.
- An energy source, hot and cold running water and adequate drainage should be provided.
- The materials of which the house is constructed should be sound, durable and weather proof and maintained in good condition.
- Every house should be provided with adequate and efficient drainage to remove storm water, surface water and ground water.
- Under every part of any house where the floor is of timber construction, there should be adequate space and vents to ensure proper ventilation for the protection of the floor from damp and decay.
