Building Consent Process (Residential/Out Buildings)
- Owner or authorised agent completes application, pays deposit and lodges documents with Council (If any required information is missing the application will not be accepted)
- Council produces Project Information Memorandum (PIM) if applied for within 20 working days (Council may make request for more information - application processing will be suspended until information is received)
- Building consent processed and conditions attached within 20 working days (Council may make request for more information - application processing will be suspended until information is received)
- Owner or authorised agent pays fees and collects building consent documents - building consent is granted / issued (Work must commence within 12 months or the consent will lapse - the owner may apply for an extension of time)
- Inspections are carried out at prescribed intervals and are required to be booked with Council by phone on (06) 835-1545
It is not possible to give a specific time so if nobody can be on site please leave the consent documents on site where the inspecting Officer can easily find them
Record of the inspection and outcome will be noted on the inspection sheet
If changes have been made to the consent documents an amendment to the consent will be required
(A minimum of 4 hours notice and 24 hours notice for a final inspection is required
The inspecting Officer may refuse to carry out the inspection if the site is deemed to be unsafe
A site notice or Notice to Fix may be issued for any non compliant work
Minor variations do not require an amendment application)

If there is no application for Code Compliance Certificate within 2 years of the building consent being granted Council must decide whether to issue the Certificate
Outstanding fees (if any) are paid and Code Compliance Certificate is issued (Council may make request for more information - application processing will be suspended until information is received
The owner may apply for an extension of time to complete the work
