WHEN IS A BUILDING CONSENT NEEDED?

Refer to our information brochure "Guide To Obtaining A Building Consent" or discuss your project with the Building Consents Officer at the Council.

HOW DO I APPLY?

By completing an "Application for a Building Consent" form and payment of a deposit.

In general you will require two copies of detailed drawings (to scale) and specifications indicating the scope and layout of the proposed work, plus a Certificate of Title.

It should be noted that for some works you may also require a resource consent. Refer to information brochure "When do you need a Resource Consent Application."

Council Building Consent Officers (both Building and Planning) will check your application to ensure adequate information has been supplied and make sure all the details are covered. There is an initial deposit to cover processing and general administration fees. There will be, in most cases, additional fees required to be paid.

Note: A building consent application deposit of $225.00 is required with every type of consent application applied for, except the "Code Compliance Schedule". Building consent deposit are made up of an administration fee of $212.50 plus an $12.50 accreditation levy. Actual fees payable are calculated on time taken to process each application, memorandum, certificate or schedule and the cost of the inspections required.

NOTE: Final costs are based on the time it takes to process your application and the number of inspections required. You will receive, after processing, a detailed account listing all fees and bonds payable. Check with the Building Inspector if you require additional information.

Providing all the required information is supplied with the application, your consent should be available in 20 working days.

If additional information is required, or there are compliance problems, processing the Consent will take longer. The exact additional time will depend on when these matters are resolved.

Go To Top Of PageReceiving a building consent

Once your consent has been processed an account will be posted to you detailing outstanding fees payable. Upon payment of these fees you can pick up your approved plans and begin work. Your documentation will detail any conditions of issue of the Building consent and tell you to call for inspections as work progresses.

These inspections are carried out by Council. The direct line for Inspections is (06) 835 1545.

Go To Top Of PageWhat should I do when work is completed?

To enable us to issue the required "Code Compliance Certificate", you will need to notify Council when work is completed. A final inspection of the work will then be carried out to ensure it complies with the New Zealand Building Code and Compliance Certificate issued. Any additional costs incurred by Council in confirming Code compliance, are payable prior to the issue of the Code Compliance Certificate.
